Residential Dynamics of the Twin Cities:
As the city of Islamabad developed, it had become choice of higher side of the society for residence. And later on it has transformed into a posh and the most expansive in terms of land cost and lifestyle. Comprising of several housing Sectors and commercial pockets, Islamabad’s belt of Sector F itself had become a brand. Though keeping a room of the middle-class society in its belt of Sector ‘G’.
As far as Rawalpindi is concerned. It had kept its ‘Satellite Town’ as a middle & upper middle class residential area and ‘Harley Street’ and ‘Westridge’ as the posh. Small pockets of ‘Lal Kurti’, ‘Tench Bhata’, ‘Dhok Khabba’ and ‘Jhanda Chichi’. The phenomenal lower middle class residential areas scattered in different parts of the city. In 90s, Chaklala Scheme III was emerged as a posh area in the city.
Apart from above, there was no major development in the city expansion or uplifting of the living standard, particularly in Rawalpindi. Islamabad though witnessed very high increase in value of the property and living standard. But it was on few Sectors and had also become stagnant at a certain level.
A breath of Fresh Air:
The vicinities of the twin cities specially, Loi Bher and Sihala witnessed planning of new Co-operative Societies and in mid 90s the earthwork practically started in these areas. Soon PWD Cooperative Society, Soan Gardens, Anchorage Sihala and finally Bahria Town emerged on the maps followed by DHA. This had opened new dimensions of a new middle-class and elite-class residential segments in the surroundings of the twin cities.
Bahria Town & DHA opened doors of the up-graded and high standard living in the region and it brought new concepts in the elite society. Secured gated communities with excellent lay outing, well maintained open areas and beautiful landscaping. The prominent features along with better infrastructure and utilities supplies.
Investment in Land/Plots
A large segment of society adapted this and settled in these townships. People from all over Pakistan invested in residential and commercial properties. Along with huge investments from Overseas Pakistanis turned these townships as mega success. The value of property rises tremendously here and traded on premium rates in the real estate market, thus producing huge profits.
It is to be noted that the above happened in just last 20 years.
